Mortgage Brokers in Action
When you are getting a home loan from your local bank, there might be just one player involved, the local bank. Banks that originate a mortgage and hold on to it are called portfolio lenders. A lot of lenders, however, don`t hold onto the loans they originate. They offer the loans for a profit. They might sell the loan to a different lender, directly, or they might sell it to a wholesale buyer.
In other words, a lot of lenders behave exactly like lenders.
The process goes like this:
You go to lenders to obtain a loan. The very first thing they are doing after they have your credit ratings, deposit (equity) and the amount you want to borrow is find out if Fannie Mae (Freddie Mac) tends to buy your loan and under what circumstances.
It`s all regulated computerized. Your broker inputs your information in the system, the machine comes back with: you qualify or you don`t qualify. Actually, it comes down back with numbers, percentages: how much you can borrow and what interest rate you`re going to get and how much the broker is going to make.
